Domestic Energy Performance Certificates

A Domestic Energy Performance Certificate (EPC), often referred to simply as an EPC, serves as a detailed documentation that illuminates the energy performance characteristics of a property. It grades the energy efficiency of a structure using a grading system ranging from A to G, where A signifies superior energy efficiency and G indicates lower efficiency levels. This grading is determined by considering various elements such as insulation quality, heating provisions, and usage of sustainable energy sources.




EPCs hold significant importance in empowering property owners and tenants with insights into the energy usage patterns of a dwelling. By shedding light on the energy consumption levels and carbon footprints of a building, these certificates enable individuals to make knowledgeable choices regarding their residential settings. Moreover, in the UK, it is a legal requirement to possess an EPC when selling or renting out a property. This mandate ensures that prospective buyers or tenants have access to essential energy efficiency data prior to making housing arrangements.

What does it involve?

An accredited energy assessor (DEA) will need to visit your property and conduct a visual survey, which should normally take less than an hour.

The DEA will then need to obtain the following information:

  • Measurements
  • Building fabric such as construction of walls and roof
  • Signs of cavity wall or loft insulation
  • Boiler type and fuel used
  • Energy saving devices
  • Heating systems and controls

The survey is based purely on a visual inspection, so if you have systems such as underfloor heating etc. which you would like included in the final EPC, the assessor will require documentation to prove such systems are in place.

How long are EPCs valid for?
An EPC is valid for 10 years. All EPCs have to be lodged on the gov.uk website.
