TM44 Air Conditioning Reports

Buildings are responsible for 50% of the UK’s energy consumption and carbon emissions.  In order to reduce this energy, legislation has come into force in the last few of years as part of the European Directive on the Energy Performance of Buildings.  The legislation includes Energy Performance, Air Conditioning Inspections, and Display Energy Certificates. Air Conditioning is one of the highest energy usages in a commercial building, by introducing this legislation they hope to save 1.15 million tonnes of CO2 per year.

A TM44 inspection is a thorough evaluation of a building’s air conditioning system conducted by a certified assessor. In addition to examining the system itself, the TM44 assessor will scrutinise its usage, maintenance, and servicing practices. Property proprietors will be furnished with a detailed report by the energy performance certificate assessor, containing precise recommendations for enhancing energy efficiency, diminishing carbon emissions, and lowering operational expenses.

The report will encompass the following identifications/improvements:\

  • Any identified faults from the inspection with suggested remedial actions.
  • Assessment of the adequacy of control systems that have been installed.
  • Evaluation of control settings and recommendations for enhancements.
  • Determination of the correlation between the size of the installed system and the cooling load, with suggestions for upgrades.
  • A concise summary of findings accompanied by primary recommendations.
  • Inspection of air handling equipment linked to the air conditioning system and/or conditioned areas.

  • Based on the findings and recommendations found in your TM44 assessment, it is strongly suggested that investing in energy-efficient air conditioning systems would be highly beneficial in the long run. Doing so could not only lead to savings on maintenance and repair costs but also result in lower electricity consumption, ultimately leading to reduced energy bills.

WHAT ARE THE BENEFITS OF HAVING AN AIR CONDITIONING REPORT IN PLACE?

It is mandatory to comply with legislation and submit the inspection to the central register. Penalties are currently fixed at £500 per week with a maximum of £5000, but with the recent change in government structure and policies this is likely to change.
  • Reduce energy expenditure
  • Reduction in carbon emissions
  • Improved temperature regulation and air quality resulting in increased productivity and comfort across your employees
  • Improved EPC ratings

The person or business with the overall control of the air conditioning system itself is the one responsible for ensuring compliance with the TM44 Inspection. If you work in a serviced office and simply operate the thermostat, then you do not hold overall control; instead, the responsibility lies with the individual managing the building. TM44 Air Conditioning Inspections are required to be completed once every five years to ensure compliance and efficiency of the system.
